The Ponemah Mill complex is situated between Norwich Avenue and the Shetucket River and offers a unique opportunity to advance the redevelopment of Norwich by capitalizing on the adaptive reuse of the former industrial structures along its waterfront. After years of careful renovation, the North Mill has been transformed into 300 residential units. The 160,000 SF South Mill is most suitable for a mix of commercial, retail and light-industrial uses that complement the residential population.
Redevelopment initiates with the portion of the South Mill that is closest to the recently renovated North Mill. The former administration building along the primary commercial corridor provides a point of entry to the larger complex and sets into motion future phases of redeveloment.
The Lofts of Ponemah Mill brought in hundreds of new affordable units to the complex. New tenants are being sought for the remainder of the mill complex.

Phasing
Few contemporary tenants can fill immense buildings such as former mills. The project’s redevelopment begins in small increments, building value and occupying space as the market evolves.
