Large former industrial buildings like manufacturing mills challenge contemporary redevelopment by their sheer size and environmental condition. Moreover, they are frequently located in settings whose surrounding economic conditions have deteriorated. Few contemporary tenants can fill such immense complexes all at once.

The South Mill’s redevelopment begins in increments, providing a point of entry, building value and setting into motion future phases as the market evolves.
The Results
The Lofts at Ponemah Mill (north mill) brought 300 new affordable apartments. The south mill’s former administration building is being adaptively reused for a restaurant.
