Neighborhood Revitalization

Transit-Oriented Development

Conceptual Study

Conceptual Plan for two adjacent Metro Rail stations along Main Street in downtown Buffalo.  The existing stations are located at the intersection of two diverse neighborhoods and a burgeoning medical campus.  This study identified mechanisms to link, preserve and help rehabilitate the adjacent neighborhoods.  The plan incorporates transit-friendly elements that encourage bicycle, pedestrian and transit modes of travel as alternatives to single occupancy vehicles.  A range of development alternatives for the properties create a range of possible site densities, from modest additions to the existing stations to major redevelopment initiatives.

Action Plan

Medical campuses grow at alarming rates.  They are constantly under pressure to create facilities that allow them to stay competitive in a dynamic marketplace.  This growth often comes at the expense of the social and physical environment surrounding the medical area.  As the health care industry continues to expand, recognition that their host environments become or remain vital is increasingly important.  Institutional expansion does not have to contribute to the decline of adjacent areas.

This plan identifies and prioritizes public realm and infrastructure improvements in the city’s oldest neighborhood that directs public investment towards neighborhood stabilization.

Vestal Neighborhood

Redevelopment Plan

Creation of development opportunities and an implementation strategy for a contaminated village center that has suffered from disinvestment.  Through a series of targeted property acquisitions and demolition of derelict buildings, larger sites for redevelopment become viable.  The plan is centered around a new plaza that unites the existing and new buildings.  Initial infrastructure investments allow for greater connectivity with the area and makes connections to the regional open space network.  The plan strives to retain as much of the historic building fabric as possible while uncovering and exposing natural amenities such as creek beds that give the neighborhood center a sense of place and meaning.
